Energy Efficient

The Home Energy Rating System (HERS) Index is the industry standard by which a home’s energy efficiency is measured. It’s also the nationally recognized system for inspecting and calculating a home’s energy performance. The Woodcrest Run condos were HERS tested in May 2020. The average unit received a rating of 64, which is excellent as the lower the number, the more energy efficient the home. The US Department of Energy has determined that a typical resale home scores 130 on the HERS Index while a standard NEW home is awarded at rating of 100. Woodcrest Run’s annual energy savings as compared to an average US home ranged from $1,341-$2,339.

Exterior

  • Window and door trim, rake, corner, fascia, and freeze boards. James Hardie brand as per plan
  • Roofing to be fiberglass architectural shingles (30-year warranty) over tar paper with 6 ft of ice and water shield
  • Siding to be fiber cement, James Hardie brand as per plan

Windows & Doors

  • Double-hung, double-glazed JELD-WEN series tilt-in or casement windows as per plan

  • French doors to be 6’ thermal glazed by JELD-WEN with screen as per plan

Interior Finish

  • Hardwood floors – Jasper engineered
  • Entrance doors and closet doors: 2-panel, 6’8” smooth door
  • All units equipped with keyless entry
  • Pine solid double rabbet jambs
  • Window and trim casings: 3 1/2” Stafford Casing
  • Baseboards: 5 1/4” speed base
  • 4 5/8” crown molding in main living areas

Deck/Porch

  • Decking: Composite – TimberTech or equal with white posts and balusters that are composite or equal to match decking
  • Titan Pro Rail Decking Railing System: 6”x6” pressure-treated posts, 2″x10″ pressure-treated floor joists and frames attached to building with lag bolts

Plumbing

  • Builder-supplied toilets, lavatory sinks, kitchen sink, master bath and related valves, faucets and hardware

Heat & Central Air

  • One-zone HVAC
  • Air-to-air heat pumps
  • Highly efficient means of providing both heat and air conditioning from a single utility source
  • Each heat pump is serving each individual dwelling. This negates the need for a central system with high HOA and common area fees.
  • The heat pump operates a compressor to provide 3 times the heat over an electric resistance heat system. The heat pumps no fossil fuel such as gas, propane, and/or oil. This eliminates costly maintenance fees as well as a threat of carbon monoxide gas.
  • Each owner has full control of his environment and cost to maintain their desired temperature.
  • Electric systems reduce greenhouse gas emissions on a local level.

Hot Water

  • Each unit equipped with a 55-gallon hot water tank

Insulation/Soundproofing

  • Sound Transmission Class (STC) rating of 58. A higher rating means more soundproofing.
